The “Structure Journey” timeline is a comprehensive project management schedule, created to ensure that we achieve optimal results in terms of quality, cost and time efficiency, information flow, convenience and fulfillment.
Kick off meeting to review the architectural and interior design guidelines, the client’s wants and needs, and development of the upcoming schedule.
After reviewing consultant options and selecting the entire design team, we’ll then go onto a site review and site evaluation checklist.
Establish the vision with tear sheets and reference to our portfolio of work, formulate and put in place the objectives and schedule.
The scope of the project based on project guidelines and site constraints, will be articulated by the Architect through full site plans, floor plans, schematic elevations, materials and usage, etc – and will be modified to the satisfaction of the Client and signed off prior to moving forward. The Interior Designer and Landscape Architect will collaborate on the Schematic Design Documents as well.
Transfer of hand drawn designs into CAD, coordination with team consultants (general contractor, structural & mechanical engineers…), refining of floor plans, landscape & hardscape, with Client approval across all facets before advancing to Construction Documents.
A complete set of construction documents are assembled, including architectural, structural, grading and landscape designs … along with finish schedules of selections made by the client and interior designer during the pre-development phase of the project.
Once the Construction Documents have been completed the emphasis switches to getting all the entitlements in order, extensively bidding out the project and establishing the Exhibit “3”, “The Final Budget” and getting the site properly organized and set up all in anticipation of Project Commencement.
